Property for sale - Agents Unwelcome.
It has been heard
and even seen in classified adverts, that people selling property
prefer to find potential buyers themselves and under no circumstances
wish to have a professional (and by that I mean a Real-Estate Agent
with a real office and not just an amateur with a mobile phone)
involved in the transaction.
Amazing, specially in present times, where noticeably more properties are on the market than Buyers willing to purchase them!
Do Estate Agents really have such a bad reputation? Maybe the
Sellers merely wish to avoid paying the sales commission (here on the
Canaries, these are paid by the Seller) in order to make up for the
sinking prices being paid for Real-Estate. Why use an agent, if
one had once been a Buyer and vaguely knew the ropes (forgetting that
Laws and regulations could have changed in the intervening time)?
Could there be something that an experienced Agent might uncover?
Dear Sellers,
please don't underestimate Buyers: They want answers to numerous
questions and stress-free transactions through-to-completion.
Ask a trustworthy Notary Public how many purchases have fallen through
at the last moment or were delayed due to unforeseen glitches, because
there was no experienced Estate Agent handling the matter. Maybe
an important document was missing and the contract on the desk in front
of the Notary Public could not be signed, maybe the mortgage was not
cancelled properly, payment was not made according to up-to-date
regulations or differences of opinion arose between the parties because
at the beginning of negotiations, wrong information was given and
Buyers and Sellers of different nationalities had conflicting
assumptions.
As in other professions, there are also Black Sheep in the
Estate-Agents' sector, which is why a potential Seller should check his
contacts to choose a reliable Estate Agent with a clean
reputation.
As with buying, selling property is a matter of trust.

this point is where the Seller gets surprised by information she/he
knew nothing about. Many properties can have these problems set
straight if taken care of in time. We will advise you throughout
the procedure and help you complete it. A copy of a recent tax
receipt is also required to help calculate the amount of the
Appreciation Tax (the so-called Plus Valía that the Seller is
required by Law to cover). You will surely want to know what to
expect.
Besides handling all the administrative details
that are part of the estate-agency trade, and which are dealt with
differently in each European country, where the activities of an Agent
are often differ considerably carrying less responsibility, which will

following questions: where and how will my property be
marketed? Will curious passers-by be walking through my house or
will only pre-informed and honestly interested potential buyers visit
it?
