RTN challenges Karin at KSR
to find a perfect property.

Property is big business on Gran Canaria, guaranteed rent-ability on the island that has the best weather in all of Europe!

The longer you live on the island the more connected you become, taking personal recommendations from friends, colleagues and neighbours when you need to find a reputable estate agent who is professional and will protect your interests. If you are relatively new to Gran Canaria you don’t have that luxury but you can take reassurance from buying or selling with an established firm.

Karin from KSR has been living on Gran Canaria “for a lifetime” and the majority of her clientele are people she has previously helped to find property or recommendations from old clients. That is a good sign for anyone who is nervous about setting foot inside the proverbial ‘shark infested waters’! Fully qualified as an estate agent Karin offers an holistic approach to the housing market “I get to know my clients really well so that they feel like friends and they keep in contact long after I have finished the legal and tax paperwork involved in real estate….I think it is because I always give a clear and complete picture to my clients, I research and I understand the pitfalls so that I can forewarn of any issues which may arise before they become a problem.”

Originally from Germany, Karin is not only meticulous to detail but has also developed a skill for languages and most importantly speaks fluent English and Spanish.

The challenge RTN give Karin a specification and asked her to find the perfect property.

‘As a potential buyer I am looking for somewhere that has a good view, close to the sea and the tranquillity of the mountains; somewhere that is close to shopping and restaurants but where a good nights sleep is guaranteed. I want somewhere that has a large terrace big enough for my plants and where I can sunbath without being overlooked. I want covered parking for my car and I don’t want to have to do any refurbishments. I want to live in a mixed nationality area, not just with the British and not in a totally Spanish area.’

A tall order you would think but Karin rose to the challenge and seemingly instinctively took me to San Agustín. I have never viewed property in this area and in honesty had never even thought of it as anywhere other than for the casino and where one of the major private hospitals is located!

Monte Rojo, San Agustín
I was shown around four properties and the moment I stepped inside the first I was drawn onto the balcony for the most spectacular view of the ocean and the picture postcard sand dunes. Absolutely incredible and to think that I could have that view every morning when I have my cornflakes and orange juice! The first place I had been taken to was a type of property which is peculiar to San Agustín; a terraced bungalow! Each bungalow seems detached and private but they are in fact in complex with attached neighbours. Karin had scored full points in this first property at Monte Rojo; which with my experience of estate agents was a surprise. The bungalow was to be sold fully furnished with every modern convenience, beautifully decorated and it was tasteful, homely and it had that view!

Karin took me to another bungalow on this complex and again the views, the décor, the privacy, the storage and a very comfortable asking price. San Agustín was proving to be a tempting location for me. The large and popular shopping centre was simply down the bank but far enough away that noise from the bars would not be a problem; if I decided to take a taxi or wanted the bus to the city then the main road was only 5 minutes away; and finally my specification of the neighbourhood…….this bungalow, like the first belonged to clients whom she had helped buy previous properties and she knew the nationalities of the surrounding neighbours; it truly is the united nations! There were more properties to see and as I loved the area and the design of the bungalows she decided to take me to another complex close by with larger properties.

Montevideo, San Agustín
On the road to the private school, Montevideo was higher up the hill, but the views were even more spectacular. Surrounding each of the properties were well kept small gardened areas and trees. Parking the car, in the covered parking overlooking the mountains, I walked directly into another bungalow but this time with a gigantic planted terrace (60m2). It felt like I was on top of the world looking out over the Maspalomas Dunes and listening to the rustling palms but when I walked to the end of the terrace Karin pointed out that there were several more properties above. The bungalows, that she has exclusive selling rights to, have two bedrooms and two bathrooms, no stairs and ooze luxurious taste. She showed me around a bungalow that was a house with entrances on separate levels, again with immaculate décor and furnishing. As if she needed to do anything else to seal a deal I was led around to the pool with a grass lawn border and the tennis courts. This complex is an affordable dream that I thought would be an impossible challenge for Karin.

Experienced, qualified and instinctive Karin who studied at Barcelona University for her Estate Agency and legal qualifications is a highly competent and experienced estate with twenty five years on Gran Canaria and she has impressed this journalist carrying out her RTN property challenge.
